How personal service sold prestige

WHEN it comes to walking the talk in the red-hot real estate business, it would be hard to beat Sydney’s dynamic duo Vanessa Gilbert and Juliet Anderson.

The pair has just sold all eight off-the-plan apartments in the prestige Astonia Residences at Milsons Point, in Sydney’s north.

Vanessa and Juliet have already made their mark in Australia and overseas with their Double Bay-based Boutique Estates, founded in 2013, but their success with Astonia has astounded real estate experts.

After all, major firms had failed to sell the project which was due for completion in August or September. It was relaunched with Vanessa, Juliet and project marketer Alex Tsaoucis brought on board.

Prices fetched for these house-sized apartments in the Cliff St development by CSPD Pty Ltd, range from $4.5M to $15.6M for a whole-floor apartment of 780sq m.

Buyers were mostly empty-nesters from the North Shore and from mainland China.

“Two of the purchasers were from mainland China while the others were empty nesters from the upper and lower North Shore,” Vanessa told NSBA.

“What appealed to buyers in particular was the size of the apartments which are significantly larger than is standard for Milsons Point and across Sydney. Each has at least three bedrooms, three car spaces, and substantial storage space. In reality they are a similar size to the large family homes they will be leaving.”

 Juliet added that the prestigious design by Nettleton Tribe, the water views and the convenient and energising location were contributing factors for buyers.

“The mantra of these wealthy empty nesters is ‘to have fun and stay young’,” she said.

“They are exploiting their new freedom and enriching their lives by moving into a stimulating environment where they eat out more and become much more socially active.

“When they want to travel they have the ‘lock-and-leave’ security that comes with maintenance-free apartments.”

CSPD Pty Ltd executive director Christopher Bregenhoj cannot wipe the smile off his face since Boutique Estate’s success with his project.

“The company principals are well connected socially, deliver on promises, and always put the interests of their clients ahead of theirs,” he said.

 “They did a fantastic job selling all apartments so quickly and without fuss.”
